Operating from its relatively modest premises on West Bay Road, just by Cemetery Beach on the site of the Sea Breeze residences it is exclusively offering, Cayman Luxury Property Group has carved out a successful niche, bringing the best property in Cayman to mostly US clients looking for a second home here.

The business, owned by husband and wife partners Jeanette and Robert Totten, actually opened up just one month before Hurricane Ivan hit Cayman, leaving all plans on hold for around a year. Jeanette has been in the real estate business in Cayman for over 20 years, working at various organisations. She has seen many changes over that period, notably the onset of the multiple-listing system that compelled agents to work together. She is currently on the CIREBA board and is a past vice president and board member.

Husband Robert has a background in construction and was previously the owner of CAC Engineering, as well as being involved in development work. The marriage in business works well, Jeanette says, as her real estate know-how blends with Robert's expertise in engineering and his vast contacts of local developers, architects, surveyors and building contractors.

Where Cayman Luxury Property Group strives to make its mark is in the service it delivers to its clients. "We provide full service, which is a help to people that are just starting to look for property," Jeanette says. "We help them find out about schools for their kids, about getting connected to utilities, help them organise bank accounts, insurance and what ever else it takes to get them settled in. Clients are always complementing us on how we go above and beyond to help them."

A fair proportion of clients are moving to the Cayman Islands for the first time. At the high end of the market, buyers tend to be wealthy and pay in cash.

Interest remains huge on Seven Mile Beach, while Cayman Kai has really picked up, Jeanette points out, with quite a few sales there in the past month, including two properties each close to $3 million. "Cayman Kai is attractive because it is not so crowded and there is no traffic, so it is real island living," she says.

Buyers tend to have researched some of the other Caribbean islands before they make their move to Cayman, with the Internet the favoured method of finding out information. Cayman Luxury Property Group does advertise in some magazines but most of its promotion work is on the web.

With five staff in addition to the two owners, Cayman Luxury Property Group is at the right size to continue taking care of its customers. The business feels like a family and Jeanette is keen to keep it that way.
